5BY5 was tasked with replacing the MEP systems in a historic 2-story building in the Crossroads district of Kansas City, MO.

5BY5 Engineers successfully completed an engineering project to replace the MEP systems for The Monogram building, a 2-story historic building located in the Crossroads district. Before the project, the building was roughly ¼ occupied, and all MEP systems were old and in need of replacement. 5BY5 was brought in because of their partnership with Rose Design Build, a repeat client with whom they enjoy working.

During the course of the project, 5BY5 provided new MEP systems for all tenant spaces. Different HVAC systems were also utilized for different tenant spaces based on space use and tenant space size. Although the building came with some minor design and construction challenges as a result of its age, the upgrade of MEP systems was successful, and the project went relatively smoothly.

The building won a 2020 Historic Preservation Award, and all tenant spaces except one now occupied. Since the project's completion, 5BY5 has not been made aware of any MEP operational issues but is still monitoring the effectiveness of their MEP system implementations.
